Affiliate Brokers licensed between July 1, 1980 and Dec. 31, 2004 are required to complete 16 hours of approved continuing education between Nov. 2, 2004 and Nov. 1, 2006 to renew their licenses.
Affiliate Brokers licensed between Jan. 1, 2005 and June 30, 2005 are not required to complete continuing education until their subsequent licensing period.
Affiliate Brokers licensed on or after July 1, 2005 are required to complete 16 hours of approved continuing education in their first and all subsequent licensing periods.
All affiliate brokers needing continuing education must take the TREC CORE 05/06 (a specific four-hour course which is approved for both classroom and home study delivery), and at least 12 hours of elective education.

POST LICENSE EDUCATION REQUIREMENTS
“Brokers Licensed after January 1, 2001 must complete 120 additional hours of Commission approved education before the third anniversary of their broker license. Failure to comply with the post-broker education requirement will result in non-issuance of a license renewal. Brokers licensed after January 1, 2005 must complete continuing education requirements after completing the 120-hour post license requirement.”

Sample Course Descriptions
Understanding an Appraiser's Role
This course covers broad issues relating to appraisal and the role that an appraiser plays in their relationship with a principal. Specifically, you will learn about lender and FHA requirements, location analysis, property analysis, valuation considerations, regulatory environment, enforcement and sanctions, manufactured homes, planned unit and condominiums, preparing a property for mortgage and required forms.
Real Estate Finance
This course provides an introduction to residential real estate finance, including information on the underwriting process for FHA, VA, FNMA & FHLMC loans. It includes the following lessons:

• VA Loans
• The Basics of Real Estate Financing
• Real Estate Practice
In this course the student will learn the basics of the different types of loans available and the advantages and disadvantages of each; loan applications; appraisals; escrow; titles; and credit reports, including qualifying for loan amounts and verifying income and assets.
The student will also learn how to calculate loan amounts, estimate monthly payments from property taxes, hazard and mortgage insurance, qualifying ratios and income.

FINAL PREP-PSI – National Questions for Brokers
An Exam Prep for Real Estate Broker Candidates Based upon the Required PSI Exam
This exam prep is provided to those students who are preparing to take the state-mandated exam to become Real Estate Brokers in their state. It is not an official or otherwise sanctioned testing mechanism, and is meant merely to provide a determination of your preparedness for taking the Proctored Exam given by PSI (Psychological Services, Inc.) in your state. This is the national portion of the exam. In order for this testing module to be truly effective you should have completed broker educational coursework.
Like the official exam that you will take to gain your license, this test is comprised of questions dealing with issues applicable nationwide, and with state-specific issues. To help you retain the information presented here, these subject areas are presented separately and all questions have feedback to explain the correct answer.

Fair Housing
This course covers broad issues on fair housing laws. Specifically, the student will learn: what fair housing laws exist, what classes of individuals are covered under these laws, how discrimination is defined in real estate, how can one avoid discriminating practices, and what the consequences are for non-compliance with fair housing laws. This module addresses the following topics:

LEARNING OBJECTIVES
- Upon completion of this course the student will:
- Understand the purpose of the Federal Fair Housing Laws and be able to identify the protected classes covered by the Fair Housing Act.
- Be aware of the seven activities considered illegal as a result of the Fair Housing Laws.
- Know the five exemptions from the Federal Fair Housing Laws for property owners.
- Be able to recognize discrimination in real estate practice.
- Be able to identify acts considered discriminatory under the Fair Housing Act of 1968 as amended in 1972 and 1988.
- Understand the purpose of the Federal Equal Credit Opportunity Act (ECOA) and know the classes it protects.
- Understand the purpose of the Americans with Disabilities Act ADA).
- Know how the ADA affects real estate practice.
