Principles of Real Estate I
Texas Principles of Real Estate is a 60-hour course required by the Texas Real Estate Commission (TREC) for anyone who wishes to become a licensed real estate agent in Texas. The course provides a comprehensive overview of real estate principles.
Texas Principles of Real Estate contains the following modules:

Modules begin with an introduction, learning objectives and key terms. As students work through the course, they can keep the learning objectives in mind and refer to the key terms as necessary. The modules are divided into lessons, which are followed by quizzes to test student comprehension. Modules conclude with activities and case studies that allow students to apply the knowledge they have gained to real-world situations; each module is followed by a final quiz. The Texas real estate training introductions, lesson summaries and module summaries are all available in a printable format for reference purposes.

Law of Agency
The purpose of this Texas real estate training course is to give new licensees an overview of the concept of agency. Agency law has evolved over the past decade and it is of utmost important for agents to have an understanding of their responsibilities in representing buyers and sellers.

This Texas real estate training course covers broad aspects relating to agency relationships, particularly principal-agent and master-servant relationships. It also covers the issues relating to the authority of an agent, the termination of an agent's authority, the fiduciary and other duties of an agent, Senate Bill No. 489, agency contracts, employment law, and the disclosure of agency.

Law of Contracts
The purpose of this course is to give students a basic understanding of the basic paragraphs of the contract (what they actually mean I layman's terms). The purpose is also to give students the opportunity to not only have the knowledge of contracts but also to fill out contracts.

This Texas real estate trainingcourse covers broad aspects relating to the elements of a contract, offer and acceptance, contract law and use of contracts, the statute of frauds, the residential contract, presenting offers and licensee's responsibilities, HUD settlement and closing costs and FHA and VA contract information

Marketing I: Building a Real Estate Practice (0511)
How to Build a Real Estate Practice in Texas is a thirty-hour Texas real estate training course for experienced real estate professionals who wish to establish their own real estate brokerages. The course provides information on how to successfully operate a business, teaches professional skills necessary to provide high-quality service to clients, discusses risk management and compliance within federal and state law, and addresses issues related to valuation and finance.

There are seven sections or modules to this course and their learning objectives are listed below:

I.How to Build a Successful Business
◦Understand the risks and requirements of starting a business
◦Be able to create a mission statement, business plan and marketing plan
◦Be able to recognize the significance of market presence
◦Understand the importance of referrals, prospecting and farming
◦Know how to develop effective communication skills

◦Explain how money can be accumulated using pre-tax dollars, accumulating interest on a tax-deferred basis and creating litigation protection.
◦State charitable strategies for creating income and tax relief for individuals or families owning highly-appreciated real estate.
◦Describe charitable gift annuities and the annuity payments, income benefits and tax advantages associated with them.
◦State the parameters that the IRS uses to define a valid "like kind" exchange.
◦Explain the advantages and disadvantages of various exchanging alternatives.
◦Outline the mechanics of a successful tax-deferred exchange and the role of each party in those exchanges.
◦Identify common exchange documentation and describe the role of a qualified intermediary.

IV.Code of Ethics

FINGERPRINTS NOW REQUIRED BY TREC TO RENEW YOUR TEXAS REAL ESTATE LICENSE!

If your renewal is filed on or after January 1, 2008, you are required by law to have your fingerprints on file with the Department of Public Safety for TREC.

Fingerprint Requirements (and FAST Print Pass)

A recently enacted law (HB 1530, 80th Legislature, regular session) requires any person applying for or renewing a broker or salesperson license on or after January 1, 2008 to provide their fingerprints, in a specified format, in order to enable an FBI criminal background check to be performed.

These new fingerprint requirements apply only to brokers and salespersons. They do not apply to other TREC licensees, such as inspectors. Once fingerprints are on file with DPS, a licensee will not need to be fingerprinted for subsequent renewals.

Where to Get Your Fingerprints Taken
1) Integrated Biometric Technologies (IBT) is the vendor that handles the collecting and submitting of fingerprints to the FBI via the Texas Department of Public Safety (DPS). IBT gathers the fingerprints and takes a photograph. To have your fingerprints taken by IBT requires an appointment.
Note that you must first obtain a FAST Print Pass from TREC in order to make an appointment with IBT. IBT has locations all over Texas.
2) Psychological Services Incorporated (PSI) administers examinations for TREC. Fingerprinting services should be available by February 2008 at most PSI locations that administer certification examinations for the commission.

New "24 hour MCE Rule" - 12/6/2007

As of Sept 1, 2007, a licensee who takes an online MCE (Mandatory Continuing Education) course will not be allowed to complete an online course in less than 24 hours. If a licensee has paid their renewal fee and begins an online MCE course for renewal purposes on the day their license expires, credit will not be awarded for completing the course on that day (regardless of how many hours credit the course is). If this occurs, the licensee's MCE will be considered late and a $200 Late MCE penalty fee will be assessed.
